How to use this collection.

This edit starts with properties whose shared records allow at least twelve guests. Capacity is a screening criterion, not a promise that every guest has a separate bed or that celebrations are permitted. The room distribution, common seating, bathrooms, and property rules determine whether a home works for your group.

Selection method

Candidates are grouped by recorded guest capacity of twelve or more. The LR approval decision remains separate and considers the complete property and service review.

Allocate rooms before comparing prices

List the couples, children, solo guests, and anyone who needs easy access. Then compare that room plan with bed types and bedroom locations. A four-bedroom property advertised for fourteen guests asks different questions from a nine-bedroom home for sixteen.

Separate overnight guests from event guests

A rental capacity is not an event permission. Discuss celebrations, catering teams, outside visitors, parking, and quiet hours explicitly. Do not reserve services or invite additional guests before the property approves the plan.

Assess the shared spaces

A group needs dining and living arrangements that serve the full party, indoors as well as outside. Ask about covered seating, kitchen access, and how meal service works. Those everyday details affect the stay more than the headline bedroom count.
